Assistant Property Manager

| Description |
The Assistant Property Manager is a dynamic and motivated individual who can work independently as well as work together with a team, provide excellent customer service and establish a positive, productive working relationship with staff. The Assistant Manager will be responsible for all phases of the property operations and to act in that capacity in the absence of the Business Manager. Assist in meeting revenue goals of the property, occupancy management, resident retention and providing a quality living experience for the residents.

Act as liaison between Community Manager, the community, staff and residents.
Oversee rent collections, including delinquencies.
Maintain awareness of local market conditions and trends. Contribute ideas to Community Manager for marketing the property and improving resident satisfaction.
Provide bookkeeping by maintaining accurate resident records, update all rents, deposits, and application fees received from residents on a daily basis, issue appropriate notices when necessary. Code invoices and prepare for payment. Input data into AMSI as required.
Working knowledge of tenant and eviction laws required.
Be aware of goals relative to resident satisfaction and resident retention, interface with residents to address concerns, negotiate lease renewals, and prepare preliminary account reviews for those residents on notice.
Attract prospective residents through our sales and marketing campaigns, which include greeting callers and follow-up with guest and visitor inquiries, and touring and showcasing our community advantages and amenities.
Ensure that the office, clubroom, models, and "market ready" vacants are in perfect condition, clean, vacuum, and dust when needed, physically inspect property when on grounds, pick up litter, and report any service needs to the maintenance staff, inspect move-outs and vacants.
Perform administrative duties including lease paperwork, accepting rents, deposits, updating daily reports and filing.

Must be available to work a flexible schedule, including weekend days and overtime depending on workload and high traffic.
Must have a High School diploma or equivalent.
Must be able to multi-task and manage time effectively.
Must be flexible, adaptable, and able to cope with change constructively.
Minimum of two years in Multi Family Industry including leasing and resident relations.
Intermediate level computer skills, including Microsoft Word, Excel, Outlook and Internet.
Experience with AMSI is helpful.
